The ONE/Greenville Mixed-Use Tower is a new speculative development that sits adjacent to a large public plaza in downtown Greenville, South Carolina. The project will house several major retail tenants on the ground floor, a few mid-size office tenants, and the University of Clemson on the upper floors of the tower. The project has drawn support from the City of Greenville as a regional commitment to green building.

YR&G provided climate analysis, building performance modeling, and LEED support services to optimize the building envelope, mechanical systems, and overall LEED approach. Early SD phase orientation and shading studies supported the design of the building envelope. The LEED strategy was developed with the design and development team to support cost effective strategies that met the project goal of achieving LEED Gold while supporting building tenants who chose to pursue LEED for Commercial Interiors.

- Performed energy modeling to optimize building façade to manage and reduce peak cooling loads through solar shading and optimized high-performance glazing
